DESCRIPTION:
This Santa Ana housing development is the city’s first subdivision utilizing the Starter Home Revitalization Act (SHRA / SB 1123). The project uses a remainder lot to separate an unused portion of the property, reducing the development area enough to meet the law’s minimum-density requirement and unlock a higher-density, fee-simple housing model.

Architecturally, the project is organized around repeatability: a limited number of building types are deployed across the site to create an efficient and economical system. Rather than reading as a collection of identical houses, however, the repeated sloping roof forms combine into a continuous sawtooth composition. The shifting geometry gives the project a strong collective identity while bringing light into the homes and helping preserve privacy between closely spaced units
